OMNIA delivered this full-scale residential refurbishment and extension, including façade enhancement, layout redesign, and external landscaping.


Project Overview

This residential refurbishment and extension project was a comprehensive transformation of a dated family home into a striking modern residence. The scope involved structural changes, a front façade redesign, roof replacement, window upgrades, and external landscaping, all executed with a focus on architectural coherence and contemporary styling. OMNIA's role was to secure planning permission, produce full design and specification, procure contractors and manage the project to successful completion.


Project Objectives

The primary objectives of the project were to:

  • Completely refurbish and modernise the existing outdated façade.

  • Extend the living space with a new two-storey side projection.

  • Improve thermal performance and energy efficiency through material and window upgrades.

  • Create a clean, cohesive and high-quality finish both inside and out.

  • Enhance kerb appeal with new landscaping and site entrance treatment.


Project Execution

OMNIA’s team took a holistic design and build approach, ensuring the final product delivered both visual impact and functional gains. Every element; from masonry to glazing, was selected to raise both the aesthetic and environmental performance of the home.


Structural Extension and Façade Overhaul

Scope of Works:

  • A double-height side extension was constructed to increase the internal footprint and rebalance the proportions of the house.

  • The dated exterior was stripped and re-clad with warm Cotswold-style stone, delivering timeless charm with a modern twist.

  • The outdated roof was replaced with high-grade slate tiles, giving a robust, visually striking finish.

  • All windows were replaced with anthracite-framed double-glazing for improved insulation and a crisp, contemporary appearance.


Key Features:

  • Full-width transformation of the house frontage with new stonework and flush, thermally-broken modern windows.

  • Prominent gable feature added to the front elevation, creating architectural interest and increasing upper floor space.

  • New entrance door in natural timber set into a deep stone surround, adding depth and quality.


Interior Improvements

While external images dominate the visual story, the layout benefits internally from:

  • An expanded entryway with improved flow and natural light.

  • Increased room sizes and better configuration through the new side extension.

  • Upgraded insulation throughout, thanks to new wall construction and high-spec windows.


Sustainability

Energy efficiency was a priority for the client, OMNIA's specifications ensured:

  • The new slate roof and double-glazed windows greatly improved thermal retention.

  • High-spec insulation used in the extension reduced heat loss and improved energy performance.

  • Materials like stone and timber were selected for their natural durability and sustainability.


External Landscaping

The driveway and front garden were reimagined to match the refined appearance of the renovated home.


Scope of Works:

  • Driveway levelled and covered with golden gravel for a classic countryside aesthetic.

  • Timber-edged beds created for soft landscaping and planting.

  • New fencing and boundary treatments installed for privacy and visual unity.


Key Features:

  • Curved timber retaining wall to separate garden from drive.

  • Crate of additional stone suggests final touches or rear landscaping are in progress.

  • Strategically placed young plantings to mature into the garden scheme over time.


Challenges & Solutions

  • Dated Appearance: The original structure was uninspiring and lacked kerb appeal. OMNIA addressed this by overhauling the façade and roofline, creating a high-end, balanced visual composition.

  • Structural Integration: Extending the house while ensuring architectural cohesion was achieved by harmonising the stonework and aligning fenestration throughout.

  • Modern Performance in a Traditional Envelope: The new build elements maintain energy efficiency and comfort without sacrificing traditional aesthetics.


Client Outcome

The client received a dramatic transformation of their home, turning an outdated structure into a modern yet characterful family residence. The increase in internal space and improved layout provide better functionality for contemporary living, while the high-quality façade and landscaping elevate the overall value and presence of the property.
