CDM Principal Designer Services
At OMNIA Building Consultants, we take safety seriously. As Principal Designers under the CDM Regulations 2015, we help clients manage and coordinate health and safety throughout the pre-construction phase - ensuring every project is compliant, well-coordinated, and risk-aware from day one.

Whether you’re a client, architect, developer, or project manager, we act as your expert guide through CDM duties - ensuring legal compliance and helping you design out risk before work begins on site.

What is a Principal Designer?
Under the Construction (Design and Management) Regulations 2015 (CDM 2015), a Principal Designer must be appointed on any project involving more than one contractor. Their key role is to plan, manage, and monitor health and safety during the pre-construction phase.

OMNIA assumes this vital responsibility - collaborating with clients and design teams to reduce risk, ensure clear communication, and embed H&S considerations from the outset.
OMNIA's CDM Principal Designer Services Include:
CDM Compliance Guidance
We provide clear, practical advice on your duties under CDM 2015; from initial planning to final handover, helping you navigate obligations as a Client, Designer, or Principal Contractor.

Design Risk Management
We work closely with your architects, engineers, and consultants to identify, eliminate, or control foreseeable health and safety risks during design development.

Pre-Construction Information (PCI)
We gather, organise, and distribute all relevant pre-construction information, including existing site conditions, services data, and potential hazards - ensuring informed, safe decision-making.

Stakeholder Coordination
We coordinate the work of all designers and consultants to ensure collaboration, communication, and compliance throughout the design and planning stages.

Health & Safety File Preparation
We prepare or advise on the Health & Safety File, ensuring the final document is accurate, complete, and ready to be handed over to the client at project completion.

CDM Appointments & Notifications
We assist with legal appointments and submissions, including:
-
Assisting with formal Principal Designer appointment
-
Notifying the HSE via the F10 form (when applicable)

When Should I Appoint a Principal Designer?
Ideally, as early as possible. CDM 2015 requires that the Principal Designer is appointed in writing as soon as design work begins, so that safety is considered throughout planning, feasibility, and design development.

Appointing OMNIA early allows us to embed CDM compliance from the outset, avoiding rework, delays, or missed obligations.
