Project Overview

This residential renovation and extension project was aimed at modernising a private home by adding a well-integrated extension, enhancing the interior and functionality, installing solar Photovoltaic (PV) Panels and an Air Source Heat Pump (ASHP) for sustainable energy solutions, and transforming the garden into a versatile outdoor living and recreational space. OMNIA carried out Project Management, Principal Design & Specification and Contract Administration, managing all aspects of the project from start to finish.

Project Objectives

 The primary objectives of the project included:

• To expand the existing Kitchen to allow for a Kitchen, Dining and entertainment space of the existing listed residential property.

• To incorporate renewable energy solutions through solar PV installation and Air Source Heat Pump, facilitating the hot water for the whole house and underfloor heating to the ground floor.

• To elevate the aesthetic appeal and functionality of the interior spaces.

• To revitalise the outdoor garden area for improved leisure and recreation.

Extension and Interior Design

Scope of Works:

• A rear extension was added to increase internal space and improve flow between the kitchen and garden.

• The design integrates classic and contemporary elements, retaining character while enhancing modern functionality.

Key Features:

The interior design phase involved creating a cohesive and inviting atmosphere.

• Kitchen & Dining Area: The extended area now features a large, open-plan kitchen and dining space. The layout includes:

  • A marble-topped central island with breakfast seating.

  • Bespoke cabinetry in a neutral palette.

  • Integrated high-end appliances, including a large stainless steel fridge.

  • Elegant pendant lighting above both the island and dining table.

  • Wall mouldings and cornices that retain traditional architectural detailing.

  • Natural stone tile flooring throughout.

  • Artistic wall décor with framed prints

Sustainability

• A Photovoltaic (PV) solar panel system was installed on the roof of the extension, enhancing the home’s energy efficiency and reducing its carbon footprint.

• An Air Source Heat Pump (ASHP) was installed to support underfloor heating and hot water generation.

The extension was designed to seamlessly integrate with the existing structure, providing additional living space that included a modern kitchen and a spacious living area. High-quality materials were selected to ensure durability and aesthetic coherence.

Garden Refurbishment

The garden area was transformed into an outdoor oasis. OMNIA implemented landscaping features, including new plantings, pathways, and seating areas, to enhance the outdoor experience and provide a serene environment for relaxation and entertainment.

Scope of Works:

• Complete redesign and landscaping of the outdoor space to maximise usability and aesthetics.

Key Features:

• Outdoor Living Pavilion:

  • A wooden, covered structure featuring a built-in BBQ and outdoor kitchen area.

  • Comfortable seating around a mounted outdoor TV creates a secondary living room effect.

  • Lighting is integrated into the roof structure, enabling evening use.

• Children’s Play Area:

  • Includes a trampoline, a custom-built playhouse, and a slide set on a soft bark surface for safety.

  • The space is separated visually and physically from the main relaxation area.

• Landscaping:

  • New turf laid across the garden.

  • Raised flower beds with fresh planting along the brick boundary wall.

  • Young trees staked and planted to provide future shade and structure.

  • High-quality fencing and natural wood finishes unify the garden's look with the new pavilion.

Challenges & Solutions:

• Integrating Old and New: The project successfully blended traditional architectural details inside the home with a modern, luxurious kitchen extension.

• Maximising Space: The layout efficiently uses the available garden to cater to both adults and children without compromising on aesthetic or function.

• Environmental Impact: Incorporating solar energy systems without disrupting the design integrity was achieved seamlessly.

Client Outcome

The client received a high-specification upgrade to their property, transforming it into a more energy-efficient, family-friendly home with increased living space and enhanced aesthetic appeal.
