Project Overview

This high-end kitchen refurbishment formed part of a broader enhancement project for a residential property, transforming a bare, underutilised shell into a premium open-plan kitchen and dining environment. The project redefined the heart of the home, with a full reconfiguration of the space, installation of bespoke joinery, and architectural enhancements to maximise light and volume. OMNIA Building Consultants were appointed as both the designer and project manager, overseeing the transformation from inception, design and specification, to handover, ensuring every detail was refined and delivered to the highest standard.

Project Objectives

The key objectives for the kitchen refurbishment were to:

• Transform a raw, unfinished shell into a light-filled, luxurious kitchen and dining space.

• Create a highly functional kitchen layout suited to family life and entertaining.

• Introduce character through exposed structural elements and premium finishes.

• Ensure seamless visual and spatial integration with the adjacent living and dining areas.

• Maximise natural light with window enhancements and rooflight installations.

Project Execution

OMNIA led a detailed design and build programme, focusing on precision craftsmanship and architectural impact. The works included extensive internal reconfiguration and structural finishes, coordinated lighting and M&E installation, and a tailored interior fit-out.

Scope of Works:

• Structural works included new steel and timber elements to support vaulted ceilings and exposed trusses, contributing both to strength and character.

• Installation of large-format rooflights to flood the space with natural light.

• All internal walls were re-lined, plastered, and re-finished with a high-end paint specification.

• New tiled flooring in oversized natural-effect stone slabs laid throughout for continuity and durability.

• Complete rewire and integrated lighting design, including spotlights and under-cabinet LEDs for layered illumination.

• Bespoke shaker-style kitchen installed with a large central island, stone worktops, and high-spec appliances including twin ovens, integrated fridge/freezer, wine chiller, and statement AGA cooker.

• Hand-crafted cabinetry finished in a light grey tone to enhance the sense of space, with aged brass hardware for a timeless touch.

• Feature dining space created at the gable end with panoramic glazing, integrating with the landscape.

Key Features:

• Vaulted ceiling with exposed oak beams and skylights for architectural drama and light enhancement.

• Luxury central island with fluted panel detailing and seating space, making it the heart of the kitchen.

• Fully integrated appliance suite for clean lines and user convenience.

• Defined zones for cooking, preparation, storage, and dining in an open-plan format.

• Comfortable lounge seating area adjacent to the kitchen, unifying the space as a family hub.

Challenges & Solutions

• Unfinished Shell: The starting point was an incomplete structure with exposed plasterboard, wiring, and no finishes. OMNIA provided a full design-led fit-out solution, coordinating all trades and services.

• Natural Light: The deep footprint risked feeling dark. This was mitigated through strategic rooflight placement and full-height glazing.

• Structural Complexity: Working within a vaulted roof required careful coordination of steel supports and insulation while retaining visual openness.

The client now enjoys a refined, inviting kitchen space that blends classic elegance with modern functionality. The bespoke design maximises the potential of the room, offering generous proportions, architectural interest, and integrated lifestyle zones.
