Project Overview
This workplace refurbishment project involved the complete transformation of a commercial office space to enhance its functionality, modernise communal areas, and support employee wellbeing. The scope included the design and installation of a new kitchen, gymnasium, and boardroom, as well as the upgrade of meeting facilities, WCs, and shared spaces.
OMNIA Consultants delivered the Principal Design, Technical Specification, Interior Design, Project Management, and Contract Administration, overseeing the project from initial design through to handover.

The existing layout was reconfigured to improve spatial efficiency and support a comfortable working environment. The refurbishment included:

Four design configurations were proposed to accommodate a range of meeting styles, each featuring:
A 3m bespoke table (barrel or pear-shaped).
Wall-mounted TV screens and HDMI/data ports for presentations.
Integrated power, data, and AV outlets for hybrid collaboration.
Contemporary furniture and coffee points for comfort and utility.
Kitchen Area:
A standout feature of the refurbishment is the centrally located kitchen, which includes:
A large island with solid-surface countertop for informal gatherings.
Integrated appliances including twin dishwashers, tall fridges, and a filtered water tap.
High-gloss cabinetry and minimalist handles for a clean, modern finish.
Timber-look vinyl flooring for durability and warmth.
Concealed power outlets and under-unit lighting to support multifunctional use.
Meeting Room:
Located adjacent to the refurbished core, this space is fitted with:
Carpet tiles for acoustic performance and comfort.
Full connectivity with HDMI, Ethernet, and power outlets.
A layout optimised for small to mid-sized team discussions.
Functional Working Spaces and Utilisation
Scope of Works:
Beyond specialist rooms, the refurbishment focused on creating practical, multi-purpose working zones that maximise the use of available floor area.
Key Features:
Open-plan breakout zones were integrated within circulation spaces to encourage informal meetings and agile working.
Strategic partitioning of core facilities (kitchen, toilets, gym) to keep high-traffic zones central and accessible without interrupting focused workspaces.
The boardroom and meeting rooms were designed with flexibility in mind, supporting both traditional presentations and collaborative workshops.
Power and data access were planned around the layout to ensure desks, hot-desking stations, and meeting areas could adapt to future changes in working style.
Zoning through finishes and flooring materials (e.g., vinyl in service areas, carpet tiles in meeting spaces) helps define function while maintaining a cohesive design.
This considered approach to spatial planning ensures every square metre serves a purpose, whether for work, collaboration, social interaction, or wellness.
Gym and Wellbeing Facilities
Scope of Works:
The new gym was introduced as part of the company’s focus on employee wellbeing and work-life balance.
Key Features:
Vinyl flooring for easy maintenance and hygiene.
Cardiovascular and weight training equipment.
Breakout space with a TV for wellness programs or group classes.
Adjacent showers and changing rooms to support pre/post-work workouts.
Toilets and Showers Upgrade
Scope of Works:
All toilet and shower areas were stripped back and refitted to improve hygiene, comfort, and compliance.
Key Features:
Male, female, and accessible facilities modernised with energy-efficient fixtures.
New partitions, tiling, and ventilation systems installed.
Durable materials and finishes selected for high-traffic usage.
Project Management
OMNIA Consultants provided a full project management service, ensuring a smooth delivery process and strict adherence to health and safety standards.
